Key Takeaways

  • Across the 25 towns in PropertyNet's analysis of HDB resale registrations (data.gov.sg), Nov 2025 to Oct 2026, the median 5-room costs $37,844 more than the median 4-room in Toa Payoh and $623,500 more in Central Area.
  • Five towns show a 5-room premium under $100,000 (Toa Payoh, Sembawang, Kallang/Whampoa, Sengkang and Pasir Ris), while four show a premium above $300,000 (Clementi, Ang Mo Kio, Marine Parade and Central Area).
  • At the 4% floor rate over 25 years with a 75% loan, the extra room adds $150 a month in Toa Payoh, $584 in Tampines, $1,447 in Ang Mo Kio and $2,468 in Central Area.
  • First-timer citizen couples receive a CPF Housing Grant (Family) of $80,000 for a 2- to 4-room resale flat but $50,000 for a 5-room, so the real step-up cost is $30,000 higher than the price gap.
  • The median Central Area 5-room needs a household income of about $19,530 at the 30% MSR, above the $16,000 HDB loan ceiling for families, so that buyer would need a bank loan.

Expert takeaway: In 2026 the extra room in a 5-room HDB flat costs anything from $37,844 in Toa Payoh to $623,500 in Central Area, so the 5-room vs 4-room HDB decision is really a town decision. In the towns where the premium is small, the 5-room is often the better long-term buy; where it is wide, a well-chosen 4-room usually wins.

Most families weighing a 4-room against a 5-room HDB resale flat think in terms of one extra bedroom and roughly 20% more money. PropertyNet's town-by-town medians show that rule of thumb fails in both directions. Below we set out the price gap in 25 towns, what it means for your monthly loan and income, how grants and stamp duty widen it, and when paying up for the 5-room makes sense.

5-Room vs 4-Room HDB Prices by Town: What the Extra Room Costs in 2026

The median 5-room costs between $37,844 and $623,500 more than the median 4-room in the same town, according to PropertyNet analysis of HDB resale registrations (data.gov.sg), Nov 2025 to Oct 2026. The full series, refreshed monthly, sits on the latest HDB resale prices by town page, and the underlying transactions come from the HDB resale prices dataset on data.gov.sg. All figures are medians, with the number of deals in brackets, sorted from the smallest gap to the widest.

Five of the 25 towns show a premium under $100,000, and four show one above $300,000. As a share of the 4-room median, the extra room costs 3.8% in Toa Payoh, 22.2% in Tampines, 58.7% in Ang Mo Kio and 72.8% in Central Area. For the 4-room side of this picture town by town, see our guide to the cheapest towns for a 4-room HDB flat.

Why the 5-Room Premium Is Small in Some Towns and Wide in Others

The gap is small where the 4-room deals skew towards pricier stock and wide where the 5-room deals do, and the per-square-foot columns show it. In each of the four towns with the smallest gaps, the 4-room median psf sits above the 5-room median psf: in Toa Payoh it is $1,024 against $770, about 33% higher. A 4-room median of $1,000,000 in Toa Payoh tells you the 4-room transactions there include a large share of high-value flats, while the 5-room deals trade at a much lower rate per square foot, so the extra space comes cheaply.

The pattern reverses at the other end. In each of the four towns with gaps above $300,000, the 5-room median psf is higher than the 4-room: $784 against $608 in Ang Mo Kio (28.9% higher) and $1,285 against $922 in Central Area (39.4% higher). There the 5-room flats that change hands are a more expensive slice of the town's stock, so you are paying for a different kind of flat, not just one more room. Across the table, 11 of the 25 towns show a higher median psf for the 5-room than the 4-room.

Sample size matters too. Central Area recorded 25 five-room deals and Marine Parade 29 over the 12 months, against 538 in Tampines and 551 in Sengkang. A median built on a few dozen deals can move sharply when a handful of flats trade, so treat the widest gaps as indicative and price the specific block you want.

The Monthly Loan Difference Between a 4-Room and 5-Room HDB Flat

At the 4% floor rate over 25 years with a 75% loan, the extra room adds $150 a month in Toa Payoh, $584 in Tampines, $1,447 in Ang Mo Kio and $2,468 in Central Area. We use 25 years because an HDB loan runs 25 years at most, and under the MAS loan tenure and LTV limits a bank loan on an HDB flat beyond 25 years is capped at 55% LTV instead of 75%.

Town4-room loan (75%)4-room instalment5-room loan (75%)5-room instalmentMonthly difference
Toa Payoh$750,000$3,959$778,383$4,109$150
Tampines$498,750$2,633$609,375$3,217$584
Ang Mo Kio$466,875$2,464$741,000$3,911$1,447
Central Area$642,375$3,391$1,110,000$5,859$2,468

These are stress-test figures: HDB lends at 2.6% a year (0.1% above the 2.5% CPF Ordinary Account rate) and assesses its own loan at a 3.0% floor, so actual HDB loan instalments are lower. The 4% floor is the rate banks use for the affordability test, and it is the safer number to plan around. To run your own price, income and tenure, use our HDB and condo affordability calculator.

MSR Headroom and the $16,000 Income Ceiling

The Mortgage Servicing Ratio caps instalments on any loan for an HDB flat at 30% of gross monthly income, under the MAS MSR and TDSR rules, and the 55% TDSR applies on top. Dividing the rounded instalments above by 30% gives the household income needed with no other debts:

The Central Area 5-room is the one that breaks the HDB loan. HDB's household income ceiling for families taking its housing loan has been $16,000 a month since 24 Aug 2026, so a household earning $19,530 would need a bank loan, still capped at 75% LTV for 25 years and still subject to the 30% MSR. HDB also shortens the loan tenure to the shortest of 25 years, 65 minus the buyers' average age and the remaining lease minus 20 years, and pro-rates the 75% down when the lease does not cover the youngest buyer to age 95, so older flats and older buyers face smaller loans.

Grants and Stamp Duty Make the Step Up Bigger for First-Timers

First-timer citizen couples get $30,000 less in CPF Housing Grant (Family) for a 5-room: $80,000 for a 2- to 4-room resale flat against $50,000 for a 5-room or bigger, provided household income is within $16,000 and the remaining lease exceeds 20 years. For a citizen with a PR spouse the amounts are $70,000 and $40,000, the same $30,000 difference. So in Toa Payoh the effective cost of the extra room for a first-timer couple is $67,844, not $37,844. Families with average monthly household income up to $9,000 may also qualify for the Enhanced CPF Housing Grant of up to $120,000, and the Proximity Housing Grant adds $30,000 to live with parents or a child, or $20,000 to live within 4km of them.

Buyer's Stamp Duty widens the gap further because it is charged on the price. Using the IRAS residential BSD bands, here is the working for Tampines:

BSD band4-room at $665,0005-room at $812,500
First $180,000 at 1%$1,800$1,800
Next $180,000 at 2%$3,600$3,600
Next $640,000 at 3%$9,150 (3% on $305,000)$13,575 (3% on $452,500)
Total BSD$14,550$18,975

The 5-room in Tampines costs $4,425 more in BSD, payable within 14 days of exercising the option and reimbursable from CPF OA. Add the $36,875 larger 25% downpayment on the $147,500 gap and the $30,000 smaller grant, and a first-timer couple stepping up from a Tampines 4-room to a 5-room needs considerably more than the headline gap suggests.

When a 5-Room HDB Flat Is the Smarter Long-Term Buy

A 5-room is usually the better long-term buy in towns where its premium is under about $100,000 and the household expects to stay well past the 5-year MOP. In Toa Payoh, Sembawang, Kallang/Whampoa and Sengkang, the extra space costs between $150 and about $237 a month on our 25-year stress test. That is a modest price for a room that can become a study, a nursery or a space for an ageing parent.

Frequently Asked Questions

How much more does a 5-room HDB flat cost than a 4-room in 2026?

The median 5-room costs between $37,844 more (Toa Payoh) and $623,500 more (Central Area) than the median 4-room in the same town, based on PropertyNet analysis of HDB resale registrations (data.gov.sg), Nov 2025 to Oct 2026. In Tampines the gap is $147,500.

What income do I need for a 5-room HDB resale flat?

With a 75% loan over 25 years at the 4% floor rate and the 30% MSR, the median 5-room needs about $10,723 a month in Tampines, $13,037 in Ang Mo Kio, $13,697 in Toa Payoh and $19,530 in Central Area, assuming no other debts. Above $16,000 a family cannot take an HDB loan and would need a bank loan.

Do CPF housing grants differ for 4-room and 5-room resale flats?

Yes. First-timer citizen couples receive a CPF Housing Grant (Family) of $80,000 for a 2- to 4-room resale flat and $50,000 for a 5-room or bigger, so choosing the 5-room costs $30,000 in grant on top of the price gap.

Which towns have the smallest 5-room premium?

Toa Payoh ($37,844), Sembawang ($38,194), Kallang/Whampoa ($59,000), Sengkang ($60,000) and Pasir Ris ($95,000) are the five of 25 towns with a gap under $100,000. In the first four, the 4-room median psf is higher than the 5-room median psf.

The right choice between a 4-room and a 5-room depends on your town, your income headroom, your grant eligibility and how long you plan to stay, and the medians above are only the starting point for a specific block and lease.
