Buying near a primary school? Check how the 2025 ballot went first. PropertyNet.SG maps all 179 primary schools, and every condo within one and two kilometres. At Nanyang Primary, even citizens within one kilometre had to ballot. At River Valley Primary, no ballot was needed. So living nearby gives you priority, not a guaranteed place. From 2027, most schools reserve 60 places for Phase 2C, and 12 schools move to a Two-Track Scheme. Search any school or condo at PropertyNet.SG.

How P1 admission works, in plain English
- Phases go in order. Children with a brother or sister in the school go first (Phase 1). Next come children with other links to the school, such as alumni or staff (Phase 2A), then parent volunteers and church, clan or grassroots links (Phase 2B).
- Phase 2C is open to everyone else. Most families who buy a home near a school register here, so this is where your home address matters most.
- If there are more children than places, Singapore Citizens living within 1km get priority, then citizens 1km to 2km away, then citizens further away, then Permanent Residents in the same order. The ballot is held in the group where the places run out.
From the 2027 exercise (children starting P1 in 2028): MOE will reserve 60 Phase 2C places at schools with at least 180 P1 places, up from 40. Twelve schools, including Nanyang, Tao Nan, Raffles Girls' and Tanjong Katong Primary, move to a Two-Track Scheme in Phase 2C: half the places for children within 2km and half for those further away, with no extra priority for living within 1km. Buying a home for P1: the address rules
Buying resale
You can register with a resale condo you are buying once you have exercised the Option to Purchase and paid stamp duty. You must live there from the start of your child's P1 year.
Buying a new launch
The handover date in your sales contract (the vacant possession date) must be within 2 years of your child starting P1. MOE does not accept an expected completion date. You must move in within those 2 years.
The 30-month stay
If your child gets a place through home-school distance, you must live at that address for at least 30 months. For a new property, the 30 months start when you move in.
Common questions
Which phase should home buyers look at?
Phase 2C. It is the phase for children with no sibling, alumni or other link to the school, where home-school distance decides priority. Each school page says which group had to ballot in Phase 2C, for example citizens living 1km to 2km away.
What do the labels mean?
Very popular: balloting started in Phase 2A or 2B, or Phase 2C had at least 1.4 applicants per place. Moderate: a ballot was needed in Phase 2C or 2C Supplementary, at lower demand. Usually has places: every applicant got a place in 2025.
Does buying within 1km guarantee a place?
No. It gives priority within a phase. At 62 schools in 2025, even citizens living within 1km had to ballot in Phase 2C.
Is the new launch information final?
No. For new launches, the official distance depends on each block's approved building plan, which can change. Always confirm your exact block on OneMap School Query before you buy.
How is the distance measured?
The same way as MOE: the shortest distance from the school's land boundary to your block. School boundaries come from OneMap School Query (June 2026 data). Blocks close to the 1km or 2km line are flagged so you can confirm them on OneMap School Query.
What do "2-bed size", "3-bed size" and so on mean?
URA's records show floor area, not bedrooms. We group recent resales by size: 2-bed size is about 600 to 900 sqft, 3-bed size about 900 to 1,350 sqft, 4-bed size about 1,350 to 1,800 sqft and 5-bed size about 1,800 to 2,600 sqft. New launch prices are the lowest available unit of that type.
