Will living nearby help my child get into Nan Hua Primary School?

In 2025, even Singapore Citizen children living within 1km had to ballot in Phase 2C: 159 children for 41 places, so about 3 in 10 got in.

From the 2027 exercise (children starting P1 in 2028), MOE will reserve 60 Phase 2C places at schools with at least 180 P1 places, up from 40. Nan Hua Primary School had 240 places in 2025, so this should apply here and may make Phase 2C less tight than in 2025.

Latest official MOE data: 2025 P1 Registration Exercise, for children who started P1 in 2026.

How P1 places are given out

  1. Phases go in order. Children with a brother or sister in the school go first (Phase 1). Next come children with other links to the school, such as alumni or staff (Phase 2A), then parent volunteers and church, clan or grassroots links (Phase 2B).
  2. Phase 2C is open to everyone else. Most families who buy a home near a school register here, so this is where your home address matters most.
  3. If there are more children than places, Singapore Citizens living within 1km get priority, then citizens 1km to 2km away, then citizens further away, then Permanent Residents in the same order. The ballot is held in the group where the places run out.

Very popular "Places" are the places left at the start of each phase. Phase 1 (a brother or sister in the school) is not shown: every eligible Phase 1 child gets a place. Total P1 places: 240. Citizens means Singapore Citizen children; PRs means Permanent Resident children. "Very popular" means balloting from Phase 2A or 2B, or a Phase 2C ballot with at least 1.4 applicants per place. Buying a home for P1: the address rules

Buying resale

You can register with a resale condo you are buying once you have exercised the Option to Purchase and paid stamp duty. You must live there from the start of your child's P1 year.

Buying a new launch

The handover date in your sales contract (the vacant possession date) must be within 2 years of your child starting P1. MOE does not accept an expected completion date. You must move in within those 2 years.

The 30-month stay

If your child gets a place through home-school distance, you must live at that address for at least 30 months. For a new property, the 30 months start when you move in.

Common questions

Which condos are closest to Nan Hua Primary School?

The nearest are The Trilinq, Parc Clematis, Regent Park. Distances run from the school's land boundary to the nearest block, the way MOE measures.

Does living within 1km guarantee a place?

No. Living within 1km gives priority within a phase, not a guaranteed place. At Nan Hua Primary School, even citizens within 1km had to ballot in Phase 2C in 2025.

How is the 1km measured?

MOE uses the shortest distance from the school's land boundary to your block's outline, as shown on OneMap School Query. We follow the same method, using school boundaries from OneMap (June 2026 data). Blocks in the same condo can fall on different sides of 1km, so check your exact block on OneMap School Query.

What do "2-bed size", "3-bed size" and so on mean?

URA's records show floor area, not bedrooms. We group recent resales by size: 2-bed size is about 600 to 900 sqft, 3-bed size about 900 to 1,350 sqft, 4-bed size about 1,350 to 1,800 sqft and 5-bed size about 1,800 to 2,600 sqft. Older condos often have bigger rooms, so a unit this size may have fewer bedrooms. Check the floor plan.

Is the new launch information final?

No. A new launch's official distance depends on each block's approved building plan, which can change, and OneMap updates its data every June. Confirm your block on OneMap School Query and get the unit's official address from the developer before you commit.
