District 16 condo prices in 2026 split into two markets: resale units at a median $1,532 psf and new launches at a median $2,627 psf. For most Bedok buyers, that gap matters more than any other number.
District 16 covers Bedok and Upper East Coast. It is a mature, largely suburban district in the Outside Central Region, served by the East-West Line at Bedok and Tanah Merah and by the Thomson-East Coast Line stations along the Bedok and Upper East Coast corridor. This guide sets out what each bedroom count costs here, how new launches compare with resale, what rents the district returns, and what a typical purchase actually needs in stamp duty and income. Every market figure comes from PropertyNet analysis of URA caveats, Oct 2025 to Sep 2026, with rents from URA rental contracts to 26Q3.
District 16 Condo Prices 2026: The Headline Numbers
Non-landed resale condos in District 16 changed hands at a median $1,532 psf over 605 deals, and the middle half traded between $1,334 and $1,754 psf, according to the latest District 16 data page. Developer sales over the same 12 months came in at a median $2,627 psf across 950 units.
| Segment | Median psf | Deals or units |
|---|---|---|
| Resale, all non-landed | $1,532 | 605 |
| New sales (developer) | $2,627 | 950 |
| Resale, 99-year leasehold | $1,533 | 512 |
| Resale, freehold or 999-year | $1,515 | 93 |
| Landed resale, terrace | $1,952 | 105 |
| Landed resale, semi-detached | $1,516 | 96 |
| Landed resale, bungalow | $997 | 10 |
The new-launch premium works out to $1,095 psf, or 71.5% above the resale median. Part of that gap is age and condition, and part of it is measurement. Most 2026 new launches are built under the harmonised floor-area rules for applications from 1 June 2023, which exclude aircon ledges, planter boxes and voids from saleable area. Older resale projects keep their original measurement, which includes those spaces. A new-launch psf therefore buys more liveable space per square foot than a resale psf, and the two should not be compared head to head without adjusting. To run the comparison on your own shortlist, our new launch vs resale calculator puts the two side by side.
Freehold Versus Leasehold in Bedok
Freehold and 999-year resale units in District 16 traded at a median $1,515 psf, $18 psf below 99-year units at $1,533 psf. The freehold stock here is mostly older and smaller in number, at 93 deals against 512, and that older age offsets the tenure premium buyers might expect. A freehold label alone does not justify paying more in this district; compare age, size and condition first.
Entry Prices by Bedroom Count in District 16
A District 16 resale 3-bedroom trades at a median $1,426 psf, the lowest psf of the four main bedroom bands. The bands below use unit size as a bedroom proxy for resale prices, and actual bedroom counts for rents.
| Bedrooms | Resale median psf (deals) | Median rent/month (contracts) | Rent psf/month | Gross yield estimate |
|---|---|---|---|---|
| 1-bedroom (up to 600 sq ft) | $1,665 (59) | $3,050 (651) | $5.64 | 4.1% |
| 2-bedroom (601 to 900 sq ft) | $1,647 (139) | $3,800 (1,334) | $4.29 | 3.1% |
| 3-bedroom (901 to 1,300 sq ft) | $1,426 (234) | $4,800 (1,040) | $3.91 | 3.3% |
| 4-bedroom (1,301 to 1,800 sq ft) | $1,535 (131) | $6,500 (199) | $4.06 | 3.2% |
| 5-bedroom (above 1,800 sq ft) | $1,152 (42) | $9,250 (14) | $2.98 | 3.1% |
Gross yield here is rent psf times 12, divided by resale psf, before maintenance fees, property tax and vacancy, so the net return is lower. The 3-bedroom band is the deepest market, with 234 resale deals, and it is where family buyers find the best value per square foot. For new launches, PropertyNet's 2026 price table puts an OCR 3-bedroom at $2.0M to $2.4M and an OCR 2-bedroom at $1.4M to $1.8M, so a resale 3-bedroom in Bedok costs roughly what a new-launch 2-bedroom does.
A Worked Budget for a District 16 Resale 3-Bedroom
A 1,100 sq ft resale 3-bedroom at the $1,426 psf median costs $1,568,600, with buyer's stamp duty of $48,030. The working below follows the IRAS residential BSD bands.
| Band | Rate | BSD |
|---|---|---|
| First $180,000 | 1% | $1,800 |
| Next $180,000 | 2% | $3,600 |
| Next $640,000 | 3% | $19,200 |
| Next $500,000 | 4% | $20,000 |
| Remaining $68,600 | 5% | $3,430 |
| Total | $48,030 |
With a first housing loan at the 75% LTV limit set by MAS, the loan is $1,176,450 and the 25% downpayment is $392,150, of which at least 5%, or $78,430, must be cash and the rest can come from CPF OA. The 75% limit holds only if the tenure is 30 years or less and the loan does not run past age 65; otherwise it falls to 55%. BSD is payable within 14 days of exercising the option, and CPF OA can reimburse it.
Under the TDSR rules, total debt repayments are capped at 55% of gross monthly income, tested at a 4% floor rate. A $1,176,450 loan over 30 years at 4% works out to about $5,617 a month, which needs a gross household income of about $10,213 with no other debts. The MSR of 30% does not apply, because it covers only HDB flats and ECs still within their minimum occupation period. Variable income such as bonuses and commissions counts at 70% after a 30% haircut.
Who Buys in District 16
The typical District 16 buyer is an owner-occupier family, often an HDB upgrader from the eastern towns, drawn by the deep 3-bedroom market. A Singapore Citizen buying a first property pays 0% ABSD, while a second property attracts 20%. A PR pays 5% on a first property, foreigners 60%, and companies and trusts 65%. A company borrower is limited to a 15% LTV, the rest in cash. The full schedule is on the IRAS ABSD page. A Singapore Citizen HDB owner past the 5-year MOP who sells first pays 0% ABSD on the condo. A PR still pays 5%. Married couples (one spouse a Singapore Citizen) jointly buying a completed condo pay 20% ABSD within 14 days. It is refunded if their first home is sold within 6 months of purchase. Smaller investors tend to focus on 1-bedroom units for their 4.1% gross yield.
Rents and Yields: What District 16 Returns
District 16 non-landed rents ran at a median $3,963 a month over 3,298 contracts, with the middle half between $3,400 and $4,700. The URA non-landed rental index for 2026-Q2 shows the Outside Central Region down 0.3% quarter on quarter and up 1.2% year on year, against a whole-island rise of 1.8% year on year. Rents in the suburbs are holding, but they are not driving returns. Landlords pricing a specific unit can test it with our rental value check.
Opportunities and Risks for Bedok Buyers
The main opportunity is value: a District 16 resale 3-bedroom at a median $1,426 psf offers family space for about the price of a new-launch 2-bedroom. Buyers who are new to the east can compare Bedok with Tampines and Pasir Ris in our District 18 condo price guide. New supply is also coming to the wider east, as covered in our look at the East Coast Road GLS site. For a nearby new launch, our Kassia review covers an Upper Changi project in neighbouring District 17. Check which floor-area convention any project uses before you compare its psf with Bedok resale.
- Ageing stock: lower resale psf often reflects older projects, which can mean higher maintenance costs and thinner bank valuations.
- Flat rents: OCR rents fell 0.3% in 2026-Q2, so gross yields of 3.1% to 3.3% on larger units leave little margin after costs and a 4% stress-tested loan.
- SSD: a home bought on or after 4 Jul 2025 attracts seller's stamp duty of 16%, 12%, 8% or 4% if sold within years one to four.
- New-launch premium: paying $2,627 psf means banking on a gap that the 71.5% premium may not keep as the project ages.
