Most property content in Singapore asks you to trust it. This page exists so you do not have to. It explains how our scores are built, where our numbers come from, who writes what on this site, and what happens when we get something wrong. Who writes PropertyNet.SG?

Human-reviewed content, which means every new launch review, the Insider Benchmark scores, the monthly mortgage rates page and our quarterly market commentary, is written or reviewed by Edmund Ee, a CEA-registered practitioner. You can verify the registration number shown above on the CEA public register.

Our twice-daily research articles are produced by our in-house AI research pipeline and are attributed to PropertyNet AI Research, not to a person. That attribution is deliberate. A byline should mean the named person actually reviewed the work. When Edmund reviews a specific research article, it carries his name; when he has not, it does not.

How is the Insider Benchmark scored?

Every project is scored on the same four pillars, 25 points each: Price (psf against comparable launches in the same corridor), Mass Appeal (unit mix, walkability, MRT proximity, school catchments, rental velocity), Future Demand (URA Master Plan alignment, population and infrastructure pipelines) and Exit Strategy (projected yield, resale velocity, en bloc potential, capital appreciation outlook).

Bands: 90 to 100 is a Generational Buy and none has been awarded to date, 80 to 89 is a Strong Buy, 65 to 79 a Selective Buy, 50 to 64 a Watch, below 50 a Caution. Nothing has crossed 90 because the pillars pull against each other: a sharply priced project is rarely in the strongest demand corridor, and a prime location is rarely cheap. Scarcity at the top is what keeps the scale honest.

Every pillar in every review carries at least one stated deduction. A review with no stated weaknesses is marketing, and we do not publish marketing as analysis. Preview reviews, scored before pricing is released, are marked as provisional and re-confirmed at launch.

Where do the numbers come from?

Transaction data and price indices come from URA and HDB. Stamp duty, ABSD and SSD rules come from IRAS. Financing rules, TDSR and LTV limits come from MAS. Take-up rates on new launches come from developer sales charts, which we cross-check for arithmetic before quoting. Mortgage rates on the rates page are read monthly from the banks directly, because no official API for Singapore bank mortgage rates exists.

Data-led pages carry a visible date. Tool pages show a Last updated date and a sourced stat line. Reviews show both a published and a last updated date. If a figure matters to your decision, check its date, and if the date looks stale, ask us before relying on it.

Are the reviews independent?

Yes. No developer pays for placement on the Insider Benchmark, no score has ever been sold, and sold-out projects keep their scores on the record even when there is nothing left to market. Our advisory arm earns developer commission on new launch transactions like every agency does, which is exactly why the scoring framework is fixed, published and applied identically to every project: so you can judge whether the analysis holds up regardless of how we are paid.

What happens when we get something wrong?

We correct it in the article that carried it, with a dated note saying what was wrong and what replaced it. We do not silently edit substantive errors and move on. Rules change often in Singapore property, cooling measures land overnight, and a site that claims it has never had to correct anything is not being straight with you.
