How do I calculate ROI on a new launch condo in Singapore?
Total ROI compares your total gain (net sale proceeds plus net rental income, minus all mortgage payments) against your capital outlay: downpayment, Buyer's Stamp Duty (BSD), Additional Buyer's Stamp Duty (ABSD) if applicable, renovation and legal fees. This calculator computes both total ROI and annualised ROI so you can compare against other investments.
What costs are included in this ROI calculation?
The calculator includes BSD, ABSD (by your buyer profile), Seller's Stamp Duty if you sell within 4 years, progressive loan interest during construction, full mortgage repayments after TOP, MCST maintenance fees, property tax, vacancy allowance, rental and sale agent fees, renovation and legal fees.
What is Seller's Stamp Duty (SSD) for condos?
For residential property purchased on or after 4 July 2025, SSD applies if you sell within 4 years of purchase: 16% within the first year, 12% in the second, 8% in the third and 4% in the fourth. Selling after 4 full years attracts no SSD. The calculator applies this automatically based on your total holding period from purchase.
How does the progressive payment scheme affect my returns?
For a new launch bought before TOP, your bank disburses the loan progressively as construction stages complete, so you pay interest only on the drawn-down portion during construction. This calculator estimates construction-period interest on the average disbursed amount between your purchase stage and TOP, then applies full mortgage amortisation from TOP onwards.
What ABSD will I pay on a Singapore condo?
Singapore Citizens pay 0% ABSD on their first residential property, 20% on the second and 30% on the third onwards. Permanent Residents pay 5%, 30% and 35% respectively. Foreigners pay 60% on any purchase, and entities pay 65%. Nationals of the US, Switzerland, Norway, Iceland and Liechtenstein are treated as Singapore Citizens under free trade agreements.
