Faber Residence: Cheap Land, a River, and Thirteen Homes Left

By Edmund Ee, CEA Reg. No. R006498C. · Published 9 September 2026 · Last updated: 9 September 2026 · Independent New Launch Review

Every 2-bedroom and 3-bedroom home sold at launch: 279 of 279. Eleven months on, 386 of 399 are gone and 13 remain, 8 four-bedders and 5 five-bedders. The land cost $900 psf ppr, the third-lowest basis of any site on our benchmark, and it showed in a $2,160 psf launch average, roughly 15 percent below ELTA in the same district. Most new launches are a bet on what a place will become. Faber Residence is closer to a bet on what a place already is. Nine five-storey blocks sit inside the Faber Walk landed enclave in Clementi, fronting Sungei Ulu Pandan, on a site with a gross plot ratio of just 1.4. That number is the whole design: 399 homes spread across 277,659 sqft of land, arranged around 18 courtyard gardens, none of it taller than five storeys. The consortium of GuocoLand, TID and Intrepid paid $900 psf per plot ratio for the site at a tender that drew only three bids, and passed a good part of that saving on. It launched in October 2025 at $2,160 psf and sold 86 percent that weekend. Eleven months later there are thirteen homes left.

Why This Score

Price22/25

This is the strongest pillar and the reason for the score. Land at $900 psf ppr is the third-lowest basis on our whole benchmark, behind only Canberra Crescent's $793 and Parktown's $885, and far below the $1,250 psf ppr ELTA paid a few kilometres away. That fed a $2,160 psf launch average, about 15 percent under ELTA, and the market took 86 percent of the project in a weekend. Faber is also post-harmonisation, so its areas exclude air-con ledges and the psf is a clean number. The deductions: the tender drew only three bids and the winner was 8.8 percent above the second, which is a soft contest and a signal that developers were cautious about a location with no MRT at the door. And the last homes now price above the launch average, so today's buyer pays more than the early ones did.

Mass Appeal20/25

The product is unusual in a good way. A plot ratio of 1.4 and a five-storey height cap buy real space between buildings, and the 18 courtyard gardens, the 50m lap pool, the 25m leisure pool, the gym, the basement multi-purpose court and the two club dining rooms sit inside a genuinely low-density plan. The river frontage and the Ulu Pandan Park Connector are the differentiator, and Nan Hua Primary is within 1km. The deduction is blunt: there is no walkable MRT today. Clementi station is about 1.5km, which is a bus ride or a long walk, and Faber Walk is a quiet landed enclave with no shops of its own. Marketing that calls this a ten-minute walk to Clementi MRT is optimistic.

Future Demand22/25

The timing here is better than most. Pandan Reservoir and Jurong Town Hall stations on the Jurong Region Line open in 2028, which is two years BEFORE vacant possession in December 2030. A buyer is not waiting for the catalyst after moving in; the catalyst lands first, and the MRT deduction above has an expiry date. Behind that sit the Jurong Lake District, Singapore's largest planned commercial hub outside the centre, one-north to the east, the Clementi education belt, and the future Greater Southern Waterfront. The deductions: the JLD builds out over decades, and Faber Walk is a small enclave with no masterplan of its own, so it inherits the precinct's uplift rather than driving it. The lease is 99 years.

Exit Strategy20/25

Selling 386 of 399 homes four years before completion leaves essentially no developer inventory for an early reseller to compete against, and a five-storey riverfront scheme on a plot ratio of 1.4 is not something the next GLS site will reproduce. The deductions are about time and precedent. Vacant possession is 31 December 2030, a four-year wait on a lease running since February 2025. More important, Faber Walk has no condominium resale track record: this is the first project of its kind in the enclave, so the first owners to sell will be doing price discovery rather than referencing a comparable. And with 13 homes left there is no negotiating room at all.

What Exactly Is Faber Residence?

Faber Residence is a 399-unit development at Faber Walk, District 5, inside a landed enclave off Faber Drive in Clementi. It is nine five-storey blocks, low-rise by design, wrapped around 18 courtyard gardens with the Sungei Ulu Pandan canal and the Ulu Pandan Park Connector along one edge. The developer is Faber Residence Pte Ltd, a consortium of GuocoLand, TID Residential and Intrepid Investments, the Hong Leong-linked partners behind Guoco Tower, Guoco Midtown, Martin Modern, Lentor Modern, Lentor Mansion and Springleaf Residence.

The Government Land Sales site was won for $349.9 million, about $900 psf per plot ratio, at the tender close on 19 November 2024. Two things about that tender matter. It drew only three bids, and the winning number was 8.8 percent above the second at $827 psf ppr. A thin field is why the land was cheap, and cheap land is why the homes were. The 277,659 sqft site carries a maximum gross floor area of 388,728 sqft, a gross plot ratio of just 1.4, which is closer to a landed estate than a condominium. The lease runs 99 years from 24 February 2025.

The launch on 18 October 2025 sold 344 units, 86 percent, at an average of $2,160 psf, from $1.28 million for a 646 sqft two-bedder. Every two-bedroom and every three-bedroom home went. Vacant possession is 31 December 2030 with legal completion 31 December 2033, and TOP is projected for 2030.

What Is Left, and What It Costs

The chart has collapsed to two rows. As at 9 September 2026:

Bedrooms Sold Available Total
2 Bedroom80080
3 Bedroom1990199
4 Bedroom928100
5 Bedroom15520
Total38613399

Pricing on what is left: 4-bedders $2,295 to $2,408 psf ($2.799M to $2.928M) and 5-bedders $2,249 to $2,341 psf ($3.340M to $3.476M). All eight remaining four-bedders sit in the 4-Bedroom Standard tier, and all five remaining five-bedders are Type E1 at 1,485 sqft, which the price arithmetic confirms exactly.

The number worth pausing on is $2,249 psf. That is the lowest rate on the chart, and it sits in the five-bedroom, not the four. A 1,485 sqft five-bedroom for $3.34 million works out to about $2,249 per square foot in a district where ELTA launched at $2,537 and Terra Hill trades higher again. Whether that is a bargain depends entirely on how you weigh a riverside low-rise with no MRT at the door against a tower with one, which is the honest question at the centre of this project.

One note for comparison shopping: Faber Residence is a post-harmonisation project. The floor plans mark the air-con ledge, the reinforced concrete ledge and the trellis as non-strata, meaning they are excluded from the area you pay for. Older launches whose quoted areas still include the AC ledge report a lower psf for the same liveable space, so a straight psf comparison against one of those flatters the older project, not this one.

Why This Location Matters

Faber Walk is a private enclave of houses and wide streets, and the development sits at its edge on the water. That is the appeal and it is also the constraint. You get a canal frontage, a park connector at the gate and a genuinely quiet address inside one of Clementi's more exclusive pockets. You do not get a train at the door, and you should price that in rather than around it.

Faber Residence location map showing Clementi, Jurong Lake District, one-north, the expressway network and the surrounding amenity list
The location map with the full amenity list. Jurong Lake District to the west, one-north and the education belt to the east.

The forward case is specific and dated. The Jurong Region Line reaches Pandan Reservoir and Jurong Town Hall in 2028, which changes this address materially and does so two years before anyone collects keys. West of that sits the Jurong Lake District, planned as the largest business district outside the city centre, with 100,000 jobs and 17km of waterfront trails on the drawing board. East sits one-north, home to A*STAR, and the Clementi education belt with NUS, Ngee Ann Polytechnic, SIM and SUSS. South, over the longer run, is the Greater Southern Waterfront.

For families the near-term draw is simpler: Nan Hua Primary within 1km, a Phase 2C priority distance, plus Clementi Mall, the 321 Clementi cluster and the food centres a short drive away. Weekend life runs on the water: the Ulu Pandan Park Connector, Pandan Reservoir upstream, the future Old Jurong Line Nature Trail and the Sungei Ulu Pandan itself.

The Product and Facilities

A gross plot ratio of 1.4 is the single most consequential fact about this project, and it is worth translating. It means the developer could only build 388,728 sqft of floor area on 277,659 sqft of land, so instead of towers there are nine blocks of five storeys with generous gaps between them and 18 courtyard gardens filling the space. Very few condominiums built in the last decade have that luxury, and none of the recent GLS sites in the west do.

The site plan. The river runs along the top edge, the blocks step around the courtyard sequence.

The facilities follow the courtyard logic rather than stacking on one deck: a 50m Lap Pool in the Pool Courtyard, a 25m Leisure Pool with jacuzzi and sun deck in the Resort Courtyard, a wading pool and retreat lawn in the Leisure Courtyard, the gym and a basement multi-purpose court in the Fitness Courtyard, two Club Dining rooms and a steam room in the Club Courtyard, and two dining pavilions in the Dining Courtyard. Inside, GuocoLand's flexible movable-wall spaces let a flex room become a nursery, study or a larger living area, with Smeg appliances and a smart home package.

The Investment Case

The bull case rests on three things that are already true rather than promised. The land was bought cheaply, and that discount is baked into every unit price rather than dependent on a future event. The product is structurally unrepeatable: no developer paying today's land prices will build five storeys on a plot ratio of 1.4 with a river in front. And the demand risk is largely retired at 96.7 percent sold four years before completion. On top of that sits the one piece of good timing: the Jurong Region Line arrives in 2028, two years before the keys. To map the payment schedule to a December 2030 vacant possession, use the Progressive Payment Calculator.

The bear case is the mirror of the same facts. Land was cheap because only three developers wanted it, and the reason they hesitated is the reason a resale buyer may hesitate later: this address does not have, and in 2030 still will not have, a train at its doorstep. Faber Walk has never had a condominium, so there is no resale history to anchor a future valuation, and the first sellers will be setting the benchmark rather than referencing one. Four years to keys is a long hold, and with thirteen homes left the price is the price.

Who Faber Residence Is For

First, the buyer who values space and quiet over convenience, and who has a car. If a five-storey block, a river view and a courtyard garden matter more to you than a covered walk to the MRT, very little else on the market this cycle competes.

Second, the large-format buyer doing arithmetic. A 1,485 sqft five-bedroom at $3.34 million, at the lowest psf in the project, in District 5, is a genuinely unusual line on a shortlist.

Third, the patient owner-occupier who is comfortable with a 2030 handover and wants the Jurong Region Line and the Jurong Lake District to mature while they own rather than before they buy.

It is a poorer fit for the investor who needs rental yield soon or a compact format, for anyone without a car who commutes daily to the city, and for a buyer who wants comparable resale evidence before committing.

Frequently Asked Questions

What is Faber Residence, and how many units are left?
A 399-unit riverfront development by GuocoLand, TID and Intrepid at Faber Walk, District 5: nine five-storey blocks on a site with a gross plot ratio of just 1.4, arranged around 18 courtyard gardens. As at 9 September 2026, 386 units (96.74%) are sold and 13 remain: 8 four-bedders and 5 five-bedders. Every 2 and 3-bedroom home is sold out. Check current availability with us.
How much do the remaining Faber Residence units cost?
On the current balance chart: 4-bedders $2,295 to $2,408 psf ($2.799M to $2.928M) and 5-bedders $2,249 to $2,341 psf ($3.340M to $3.476M). The 5-bedroom floor of $2,249 psf is the lowest rate in the project. All five remaining five-bedders are Type E1 at 1,485 sqft; the eight four-bedders sit in the 4-Bedroom Standard tier, which spans 1,206 to 1,270 sqft, so confirm the exact area of any specific unit.
How far is Faber Residence from an MRT station?
This is the honest weak point today. Clementi MRT on the East West Line is about 1.5km away, which is a bus ride or a long walk rather than the ten-minute stroll some marketing suggests. That changes in 2028, when the Jurong Region Line opens Pandan Reservoir and Jurong Town Hall stations nearby, two years before vacant possession in December 2030. If you are buying to live here from 2031, you are buying the post-JRL version of this address, not today's.
Why was the land so cheap, and does that matter?
The consortium paid $349.9 million, about $900 psf ppr, at a tender that drew only three bids, winning by 8.8 percent over the second at $827 psf ppr. That is the third-lowest land basis on our benchmark. It matters in both directions. The saving flowed to buyers as a $2,160 psf launch average, roughly 15 percent below ELTA in the same district. But a thin tender field is also a signal: developers were cautious about an address with no MRT at the door, and a future resale buyer may apply the same discount.
What does a plot ratio of 1.4 actually mean for me?
It caps how much can be built on the land, and it is why Faber Residence is nine five-storey blocks rather than towers. On 277,659 sqft of land the developer could build only 388,728 sqft of floor area, so the rest became space: 18 courtyard gardens, wide gaps between blocks and a 50m lap pool that runs the length of a courtyard. In practice it means lower density, more privacy and shorter lift waits. It is also structurally unrepeatable at today's land prices, which is part of the resale argument.
How does Faber Residence compare with ELTA in the same district?
They are opposite trades. ELTA sits on land bought at $1,250 psf ppr, launched at $2,537 psf, and puts you within walking distance of Clementi MRT and The Clementi Mall. Faber Residence sits on land bought at $900 psf ppr, launched at $2,160 psf, and gives you a river, five storeys and 18 gardens but no walkable station until 2028. Both score 84 on our benchmark for different reasons: ELTA on connectivity, Faber on price and product. Pick the one whose weakness you can live with.
What are the main risks with Faber Residence?
Three. Connectivity: no walkable MRT until the Jurong Region Line opens in 2028, and Clementi station stays 1.5km away. No resale precedent: Faber Walk has never had a condominium, so the first owners to sell will be doing price discovery rather than referencing comparables. Time: vacant possession is 31 December 2030, a four-year wait on a lease running since February 2025. Against these: the third-lowest land basis on our benchmark, a low-rise riverfront format that cannot be rebuilt at today's land prices, and 96.7 percent already sold.

The Bottom Line

Faber Residence is what happens when a soft land tender meets a low plot ratio and a developer decides to pass the saving on. Cheap land bought space rather than margin: nine five-storey blocks, 18 courtyard gardens and a canal frontage, priced at $2,160 psf in a district where the MRT-side alternative launched at $2,537. The market understood it immediately and took 86 percent in a weekend, and the two and three-bedroom tiers have been gone for eleven months. That is a Strong Buy at 84/100. The catch is stated plainly on the page: there is no walkable MRT until 2028, and no resale history in this enclave to price against. If those two things do not frighten you, the thirteen homes left include a 1,485 sqft five-bedroom at the cheapest rate in the building, and there will not be a fourteenth.
