Lucerne Grand: Jurong Lake District at the Cycle's Lowest Land Cost

570 units in five 17-storey blocks directly linked to Lakeside MRT, with a supermarket, shops and restaurants downstairs. CDL won the site in June 2025 at $608 million, or $1,132 psf ppr, the lowest land rate among this cycle's major GLS condo sites. The unit mix carries no one-bedders. Every launch this cycle has carried a visible handicap in its land bill: Thomson Reserve's site cost $1,178 psf ppr, Lentor Central's $1,278, Chuan Grove's $1,331 to $1,376. Lucerne Grand's cost $1,132, and unlike any of those, it comes with an MRT station attached to the project and a supermarket in the podium. That combination, the cheapest land of the crop under the most connected site of the crop, is why this preview matters before a single price is out: CDL has more room than any competitor this year to price aggressively and still make its numbers.

Why This Score

Price (Provisional)20/25

Official pricing is not out, so this pillar scores the setup rather than the number. The setup is favourable: land at $1,132 psf ppr is the lowest among this cycle's major GLS condo sites, $46 to $244 below the launches it will be compared against, so CDL can undercut on psf and still protect margin. The cautions: CDL paid 10.4 percent above the second bidder, six developers contested the site, and developers with cheap land do not always pass the savings on. We re-confirm this pillar the day prices are released.

Mass Appeal22/25

Few launches tick this many daily-life boxes at once: a direct link to Lakeside MRT on the East-West Line, a supermarket, shops and restaurants in the Lucerne Galleria downstairs, the 90-hectare Jurong Lake Gardens steps away, and Rulang Primary among the school options nearby. The mix skips one-bedders entirely and runs 96 two-bedders to 32 four-bedroom entertainment units, a deliberate family-and-owner-occupier build. The deduction: 570 units means real internal competition for stacks and views, and Jurong is still a west-side address for buyers anchored east.

Future Demand22/25

The Jurong Lake District is planned as the largest business district outside the city centre, and Lucerne Grand sits one MRT stop from the new Science Centre site and two from the Jurong East interchange hub with JEM, Westgate and IMM. The government's decades-long commitment to the JLD, plus a planned Jurong Lake District MRT station on the Cross Island Line, keeps a steady catalyst pipeline behind this address. The deduction: the JLD builds out over decades, not years, and some of the payoff sits beyond this project's first ownership cycle.

Exit Strategy19/25

MRT-linked mixed-use projects are historically the west's most liquid resale product, and a no-studio mix keeps the future seller pool free of the most volatile unit type. The deductions are structural: 99-year tenure with vacant possession only in December 2031, so early exits compete as newish leasehold stock; and the same JLD pipeline that powers demand also guarantees future supply, with more GLS sites to come around the lake. Buyers of 570 units will one day be sellers of 570 units in a district that keeps launching.

What Exactly Is Lucerne Grand?

Lucerne Grand is CDL's mixed-use development at 30 to 38 Lakeside Drive: five 17-storey blocks holding 570 homes above the Lucerne Galleria, a first-storey commercial layer with a supermarket, shops and restaurants, over basement carparks with about 456 residential lots. The name comes from the alpine lake town of Lucerne in Switzerland, and the architecture by ADDP leans into the reference with mountain-profile rooflines addressing the actual lake next door.

The land is a 99-year leasehold of 145,152 sqft commencing 8 September 2025, won at the June 2025 Government Land Sales tender for $608 million against six bids. Expected vacant possession is 7 December 2031. The project targets BCA Green Mark Platinum Super Low Energy certification, with a smart home community system as standard.

The MRT Link Is the Headline Amenity

Plenty of Singapore launches advertise "minutes to MRT". Lucerne Grand is directly linked to Lakeside station on the East-West Line, which converts the station from a nearby amenity into part of the development's own circulation. From Lakeside it is two stops to Jurong East interchange, where JEM, Westgate and IMM cluster with the North-South Line and the future Jurong Region Line, and one stop to the new Science Centre now taking shape by the lake. Ng Teng Fong General Hospital sits two stops away for the healthcare box.

The second layer is the podium itself. A supermarket downstairs changes the daily arithmetic of a home the way no clubhouse can, and the Lucerne Galleria's shops and restaurants give the ground plane life that pure-residential launches around the lake will not have. The nearest comparison in this cycle's crop is what made mixed-use launches like J'den at Jurong East move quickly: the convenience premium is real and buyers pay it willingly.

A Unit Mix With No One-Bedders

The mix is the clearest statement of who CDL is building for. Out of 570 units, none are one-bedders. Two-bedroom formats (624 sqft) and two-bedroom-plus-study formats (667 to 710 sqft) make up 39 percent, three-bedders (872 to 904 sqft) and three-bedroom premium plus study units (947 to 1,001 sqft) form the 44 percent core, and four-bedroom formats run 17 percent, topping out at a 1,432 sqft four-bedroom premium plus entertainment type with a dedicated entertainment room, 32 of them.

4 Bedroom Premium1,152 – 1,1954717%

Skipping studios does two things. It filters the launch-day crowd towards owner-occupiers and family-horizon investors rather than the smallest-quantum speculators, and it means the resale market here will never carry a glut of the unit type that struggles most when supply rises. With the JLD pipeline guaranteed to keep launching behind this project, that is a quietly important piece of exit protection.

Why the Jurong Lake District Story Is Different Here

Every west-side launch borrows the JLD script. Lucerne Grand's claim to it is positional. The Jurong Lake District is the government's designated largest business district outside the city centre, a decades-long build-out of offices, homes and attractions around the lake. The new Science Centre, its first marquee public piece, is rising one MRT stop from this site. The Jurong East interchange cluster, two stops away, already functions as the west's downtown, and a planned Jurong Lake District MRT station on the Cross Island Line will thicken the rail mesh further.

Between the project and the lake sits the 90-hectare Jurong Lake Gardens, already complete and functioning as the district's green anchor. This is the part of the JLD story that requires no waiting: the gardens, the lake edge and the running loops are there today, steps from the door.

The eastern outlook from a mid-level unit: lake, gardens, then skyline.

The honest counterpoint: master plans pay out on government timelines, not buyer timelines. The JLD will still be under construction when Lucerne Grand's first owners collect keys in 2031, and some of the district's promised office demand remains a plan rather than a payroll. The bet here is on direction and commitment, both of which have been consistent for two decades, rather than on a finished product.

Facilities: The Valleys and the Club

The landscape plan by Tinderbox organises the grounds into themed tiers: a Wellness Valley with outdoor fitness and a pets garden, a Social Valley with gourmet pavilions and lounges, an Aqua Valley around the pools, and Club Lucerne, a glass-roofed clubhouse whose alpine profile is the project's signature silhouette. The crescent-shaped lap pool runs toward it with a spa cove and poolside gardens, a kids splash pool serves the family zone at level three, and a public-facing Community Plaza ties the Galleria into the neighbourhood.

The Investment Case Before Pricing

What can be said before prices are out is about margins and motive. CDL's land bill of $1,132 psf ppr sits $46 below Thomson Reserve's, $146 below Lentor Central's and roughly $200 to $244 below Chuan Grove's. Every one of those projects has launched or will launch into the same buyer pool. If CDL prices to match the market, it earns the fattest margin of the crop; if it prices to move volume, it can set a psf that competitors physically cannot follow. Either way, the buyer at this launch is not the one financing an aggressive land bid, which is the quiet risk at several other 2026 launches.

The trade-offs are the district's own. This is a 99-year lease with keys in December 2031, so the buyer is holding through five years of construction while the JLD pipeline keeps adding competing supply around the lake. The exit thesis leans on two structural supports: the direct MRT link, which no future neighbour can replicate on this station, and the no-studio mix, which keeps the eventual resale profile family-shaped. Who Lucerne Grand Is For

First, west-side upgraders, especially the large Jurong, Clementi and Bukit Batok HDB base, for whom this is the most connected new address their own district has offered in years.

Second, families orbiting the Jurong school belt, with Rulang Primary nearby and River Valley High, Jurong Pioneer JC and NTU within the corridor, who want the MRT link doing the daily school-and-work run.

Third, long-horizon investors who want direct JLD exposure with structural liquidity features, an MRT-linked mixed-use format and a no-studio mix, and who accept that the district's payoff compounds over decades.

It is a poorer fit for buyers needing keys before December 2031, for east-anchored households, and for anyone whose investment case requires the JLD to be finished rather than in progress.

Frequently Asked Questions

What is Lucerne Grand, and when does it launch?
A 570-unit mixed-use development by CDL at 30 to 38 Lakeside Drive, District 22: five 17-storey blocks above the Lucerne Galleria commercial podium with a supermarket, shops and restaurants, directly linked to Lakeside MRT. It previews from mid-September 2026 with booking expected end-September. Pricing is not yet released. Register for preview updates with us.
What does "directly linked to Lakeside MRT" actually mean?
The development connects to Lakeside station on the East-West Line as part of its own access, rather than being a walk away. From Lakeside it is 2 stops to Jurong East interchange (JEM, Westgate, IMM, North-South Line) and 1 stop to the new Science Centre. A planned Jurong Lake District station on the Cross Island Line will add a second rail layer to the area over time.
How much will Lucerne Grand cost?
Official pricing has not been released as at 22 August 2026. What is known: CDL bought the land at $1,132 psf ppr, the lowest rate among this cycle's major GLS condo sites, below Thomson Reserve ($1,178), Lentor Central ($1,278) and Chuan Grove ($1,331 to $1,376). That gives CDL more pricing flexibility than its competitors, though it does not guarantee a low launch price. We will update this review and re-confirm our provisional score when prices are out.
What is the unit mix at Lucerne Grand?
No one-bedders. The 570 units run: 2BR (624 sqft, 96 units) and 2BR+Study (667 to 710 sqft, 126 units) at 39 percent; 3BR (872 to 904 sqft, 125 units) and 3BR Premium+Study (947 to 1,001 sqft, 128 units) at 44 percent; and 4BR formats (1,152 to 1,432 sqft, 95 units) at 17 percent, including 32 four-bedroom premium entertainment units with a dedicated entertainment room.
Why is the Jurong Lake District a big deal for this project?
The JLD is planned as Singapore's largest business district outside the city centre, built out around Jurong Lake over the coming decades. Lucerne Grand sits inside it with the 90-hectare Jurong Lake Gardens steps away, the new Science Centre one MRT stop away, and the Jurong East hub two stops away. The catch is timeline: the district compounds over decades, and buyers should treat the JLD as a direction, not a completion date.
What are the main risks with Lucerne Grand?
Three. Pricing is unknown: the low land cost gives CDL room, but room is not a promise, and six bidders contested this site. Timeline: 99-year tenure with expected vacant possession only on 7 December 2031. Future supply: the same JLD pipeline that drives demand will keep delivering competing launches around the lake, so exits compete in a district that keeps adding stock. Against these: the lowest land bill of the crop, a direct MRT link no neighbour can copy, and a no-studio, family-weighted mix.

The Bottom Line

Strip the alpine branding and Lucerne Grand is a simple proposition executed at scale: the most connected site in this cycle's GLS crop, bought at the crop's lowest land rate, built as the mixed-use format that Singapore buyers consistently pay a premium for. The 570-unit, no-studio mix says CDL is underwriting families and owner-occupiers, not flippers, and the Jurong Lake District supplies a demand story with two decades of government commitment behind it and the new Science Centre already rising one stop away. The unknowns are real, price first among them, and the 2031 keys and future JLD supply belong in every buyer's arithmetic. That is what a provisional Strong Buy at 83/100 means: the structure of this launch is among the strongest of the year, and the score's final word waits on the one number CDL has not yet said. Preview is mid-September; the pricing conversation follows within weeks.
