Sora: The Garden-Front Value Play in the Jurong Lake District

By Edmund Ee, CEA Reg. No. R006498C. · Published 6 September 2026 · Last updated: 19 September 2026 · Independent New Launch Review

236 of 440 homes (53.6%) sold since the July 2024 launch, leaving 204 balance units across seven types. The big formats carry the lowest rates: 4-bedders from $2,033 psf ($3.108M) and 5-bedders from $2,033 psf ($3.413M), against 2-bedders from $2,223 psf ($1.685M). Note: Sora is a pre-harmonisation project, so strata areas include AC ledges and psf figures read lower than at newer launches. The land came in at $1,023 psf ppr all-in, the lowest basis in the Jurong Lake District cluster. Source: developer sales chart and balance pricing, 19 September 2026; launch results and en bloc data as publicly reported. PropertyNet Insider Benchmark.

Every launch this cycle claims a Jurong Lake District story. Sora is the one that physically touches it: a 300m frontage directly on Jurong Lake Gardens, Singapore's third national garden, with four towers looking over the lake the whole district is named for. It is also the JLD launch the market has been slowest to finish, at 53.6 percent after two years, and that is precisely what makes it interesting now. With 204 units still on the chart across every type from 2-bedroom to 5-bedroom, Sora offers what its sold-out and nearly-sold-out neighbours cannot: choice, time to compare stacks, and a developer with real inventory to move.

Why This Score

Price20/25

The land basis is the cluster's lowest: $260 million for the Park View Mansions en bloc, about $1,023 psf ppr all-in including the top-up to a fresh 99-year lease. The balance chart prices its largest formats at its lowest rates, 4 and 5-bedders from $2,033 psf, and 236 buyers have paid an average of $2,160. The deductions: absorption at 53.6 percent over two years means the market has not ratified the pricing the way faster launches have, and the 2-bedroom band stretches to $2,667 psf at the top.

Mass Appeal19/25

The garden frontage is genuinely rare: 300m directly on Jurong Lake Gardens, with the Chinese and Japanese Gardens, PAssion Wave and the lake boardwalks as the daily backyard. The facilities brief is resort-tier, from the Moonlight Cabin clubhouse to the Sky 360 rooftop. The deductions: Lakeside MRT is a longer walk than the marketing implies, Yuan Ching Road today is a quiet fringe rather than the JLD's centre, and the 440-unit scale means plenty of internal competition for the same views.

Future Demand21/25

The Jurong Lake District is the largest business district project outside the city centre: the 6.5ha white site yields at least 146,000 sqm of offices, 1,700 homes and 73,000 sqm of retail, with a projected 10,000 new jobs, the new Science Centre targeted for 2027, and 20,000 new homes by 2050. Sora sits inside the growth map with the gardens as a permanent moat on one side. The deduction: the build-out runs on multi-decade government timelines, and much of the payoff lands beyond a first ownership cycle.

Exit Strategy19/25

The garden-and-lake frontage can never be built out, which gives the view stacks a permanent differentiator, and the fresh 99-year lease resets the tenure clock. The deductions are real: 204 balance units mean the developer remains the resale market's biggest competitor for years, the JLD pipeline keeps adding supply behind it, and the 53.6 percent absorption is thinner demand evidence than any Strong Buy on this benchmark carries. An exit here leans on the district maturing on schedule.

What Exactly Is Sora?

Sora is a 440-unit development at 72 to 78 Yuan Ching Road, District 22, by the joint venture of CEL Development (40%), SingHaiyi (30%) and KSH Holdings' TK 189 Development (30%). The site is the former Park View Mansions, bought en bloc in 2022 for $260 million, which works out to roughly $1,023 psf ppr all-in after the differential premium and the lease top-up to a fresh 99 years, on a 191,974 sqft plot zoned at plot ratio 2.1.

The architecture stacks the 440 homes into four blocks of 12 to 20 storeys, crowned by sky terraces and arranged so the estate's long edge faces the gardens. It launched on 6 July 2024, selling 102 units (23%) at an average of $2,160 psf, and take-up has since climbed to 53.6 percent, a gradual burn typical of large launches priced for the district's future rather than its present.

What Is Left, and What It Costs

Unusually for the charts we review, Sora still offers nearly every type. Only the 36 one-bedroom-with-study units are sold out. The seven remaining types, with availability as at 19 September 2026:

Type Available Of Total
2 Bedroom Deluxe560
2 Bedroom Deluxe + Study31138
3 Bedroom Deluxe122
3 Bedroom Premium5664
3 Bedroom Premium + Study8084
4 Bedroom Luxury1418
5 Bedroom Luxury1718

On pricing by bedroom count: 2-bedders run $2,223 to $2,667 psf ($1.685M to $2.093M), 3-bedders $2,085 to $2,550 psf ($2.148M to $3.135M), 4-bedders $2,033 to $2,383 psf ($3.108M to $3.869M), and 5-bedders $2,033 to $2,345 psf ($3.413M to $4.19M). The familiar inversion applies: the biggest homes carry the lowest entry rates, and the entry has moved since our first look: the cheapest 4 and 5-bedders were $2,080 and $2,079 psf on 6 September and are $2,033 psf on the 19 September chart, with the entry quantums cut to $3,107,888 and $3,412,888, while the 3-bedroom floor eased from $2,101 to $2,085 psf. That is a developer sharpening the big-format floor to move the tiers with the most depth.

One definitional note an honest comparison requires: Sora is a pre-harmonisation project. Its plans predate URA's June 2023 GFA harmonisation, so the strata areas here still include air-con ledges, where newer launches such as Lucerne Grand exclude them. That makes Sora's headline psf read lower than a post-harmonisation project's for the same liveable space; the gap is partly real value and partly measurement. The like-for-like comparison is quantum against liveable layout, which is exactly what a floor plan viewing settles. Note also what the availability pattern says: the compact Deluxe tiers moved first and are nearly gone, while the Premium 3-bedders and the Luxury tiers hold the depth. For a family buyer, that depth is choice; almost every facing, floor and stack is still on the table.

Why This Location Matters

Sora's geography splits into a present and a future. The present is the gardens: 90 hectares of Jurong Lake Gardens across the road, with the lake, the boardwalks, the restored Chinese and Japanese Gardens and the water-sports pavilion effectively serving as the estate's front lawn. No future launch can take that frontage away, because the land in front is a national garden.

The setting: gardens in front, the Jurong Lake District build-out beyond.

The future is the district. The Jurong Lake District is planned as the largest business district outside the city centre: the new Science Centre targeted for 2027, a 6.5ha integrated white site with at least 146,000 sqm of offices and 73,000 sqm of retail and lifestyle space, and a projected 10,000 new jobs and 20,000 new homes by 2050. The honest present-tense caveat: Yuan Ching Road sits on the quiet side of that map, with Lakeside and Chinese Garden MRT both a longer walk than the district's headline suggests, and the daily amenity density still arriving.

The Product and Facilities

The facilities read like a resort programme organised around water and forest. The Moonlight Cabin clubhouse anchors the arrival with the Moon Gate Atrium behind it, the Serenity Pool runs under a glass pavilion, the Family Pool spreads into the landscaping by The Creek, and the grounds fold in a Zen Courtyard, a bamboo forest camp and a forest adventure play trail. At the top, the Sky 360 deck turns the tower crowns into a shared rooftop with the lake and district skyline as the view.

The Investment Case

The bull case is buying the district early with the best seat. The land basis of $1,023 psf ppr all-in is the lowest in the cluster, the garden frontage is permanent, and the JLD's employment and amenity build-out, from the 2027 Science Centre onward, happens around a project priced before that future is visible on the ground. The balance depth is the buyer's friend: 204 units means stack choice, time to compare, and a negotiation dynamic that sold-out launches structurally cannot offer.

The bear case is that the same depth cuts the other way. A 53.6 percent absorption over two years is the market saying "not yet" to the district's present, the developer will be selling alongside any early reseller for years, and the JLD pipeline, including launches with better rail access, keeps adding alternatives. This is a hold-through-the-build-out purchase, not a quick-cycle one. To map the payments, use the Progressive Payment Calculator.

Who Sora Is For

First, the garden-anchored family: for households whose daily life is parks, water and space, the 300m frontage is a one-of-one in this market, and the 3-bedroom Premium depth means the right stack is still choosable.

Second, the JLD believer with a long horizon, who wants the district's growth at the cluster's lowest land basis and is prepared to hold while the build-out matures.

Third, the large-format value hunter: 4 and 5-bedders from $2,033 psf are the cheapest big-family rates in any current District 22 launch chart.

It is a poorer fit for buyers who need MRT at the door today, for quick-cycle investors, and for anyone uncomfortable holding alongside a developer with substantial remaining inventory.

Frequently Asked Questions

What is Sora, and how many units are left?
A 440-unit development by CEL Development, SingHaiyi and KSH Holdings at 72 to 78 Yuan Ching Road, District 22, on the former Park View Mansions site with a fresh 99-year lease and a 300m frontage on Jurong Lake Gardens. As at 19 September 2026, 236 units (53.6%) are sold and 204 remain across seven types, from 2-bedroom Deluxe to 5-bedroom Luxury. Check current availability with us.
How much do Sora units cost?
By bedroom count on the current balance: 2-bedders $2,223 to $2,667 psf ($1.685M to $2.093M), 3-bedders $2,085 to $2,550 psf ($2.148M to $3.135M), 4-bedders $2,033 to $2,383 psf ($3.108M to $3.869M) and 5-bedders $2,033 to $2,345 psf ($3.413M to $4.19M). The largest formats carry the lowest rates on the chart.
Why is Sora only 53.6% sold?
It launched in July 2024 at 23 percent and has absorbed steadily rather than quickly, which is common for large launches priced ahead of a district's build-out and without doorstep MRT. The honest flip side: 204 units of choice and a developer with inventory to move is a negotiating position that faster-selling launches cannot offer buyers. Our score reflects both readings.
How close is Sora to the MRT and the Jurong Lake District?
Jurong Lake Gardens is directly across the frontage, and that is the address's headline. Lakeside and Chinese Garden MRT on the East-West Line are the nearest stations, both a longer walk or a short ride rather than a doorstep amenity. Jurong East interchange, JEM, Westgate and the JLD's office build-out sit two stops away, with the new Science Centre targeted for 2027.
What was the land cost, and why does it matter?
The consortium paid $260 million for Park View Mansions in 2022, roughly $1,023 psf ppr all-in including the differential premium and the top-up to a fresh 99-year lease. That is the lowest land basis among the Jurong Lake District's current launches, below Lucerne Grand's $1,132 GLS rate, which underpins the balance chart's large-format pricing.
Why does Sora's psf look lower than newer launches?
Partly value, partly measurement. Sora is a pre-harmonisation project: its strata areas still include air-con ledges, which URA's June 2023 GFA harmonisation removed from saleable area at newer launches. A post-harmonisation project quoting a higher psf may deliver similar liveable space per dollar. Compare total quantum against the actual floor plan, not headline psf across the two regimes.
What are the main risks with Sora?
Three. Absorption: 53.6 percent in two years is thinner demand evidence than the district's faster sellers, and the developer will hold inventory for a while yet. Location-in-transition: the JLD's amenities and jobs arrive on government timelines, and the MRT walk is real. Competition: the district pipeline, including better-connected launches, keeps offering alternatives. Against these: the lowest land basis in the cluster, a permanent garden frontage, and large-format pricing from $2,033 psf.

The Bottom Line

Sora is the Jurong Lake District's contrarian chart. The launches around it sell certainty: sold-out enclaves, direct MRT links, near-term keys. Sora sells the two things none of them can, a permanent 300m garden frontage and 204 units of genuine choice, at the cluster's lowest land basis and with its largest homes at its lowest rates. The score is honest about why it is not higher: two years to 53.6 percent is the market hesitating at the district's present, and a buyer here is underwriting its future alongside a developer who still holds inventory. That is what a Selective Buy at 79/100 means: for the garden-anchored family or the patient JLD believer, an unusually strong hand to negotiate with; for the buyer who needs the district finished and the train at the door, one of its neighbours is the better fit. Either way, this is a chart where viewing several stacks, and asking hard questions about each, is the whole game.
