W Residences Marina View: The Brand Is Real, the Price Is the Question
Two towers, eight hundred metres apart, both in District 1, both completing in 2029, both built on land that cost almost exactly the same. Kingsford paid $1,402 psf ppr for One Marina Gardens. IOI Properties paid $1,379 psf ppr for Marina View. One Marina Gardens launched in April 2025 and is 71.6 percent sold in URA's records. W Residences Marina View launched in October 2025 and has sold fifteen homes. The difference is not the land, the district or the timing. It is the price, the format and what buyers are willing to pay for a brand, and that is the whole of this review.

Why This Score
The land basis is not the problem: $1,379 psf ppr is slightly below One Marina Gardens next door. The 3-bedroom floor of $2,900 psf, for 1,195 sq ft at $3.466M, is the cheapest rate in the building and undercuts the 1-bedroom floor of $3,233 psf, which is unusual and favours family buyers. Against branded peers it reads cheap; Skywaters Residences a kilometre away averages $5,857 psf in URA's records. The deductions: the eleven units sold since February transacted at $2,609 to $2,811 psf, so today's buyer is quoted more than those buyers paid; areas are pre-harmonisation and include the air-con ledge and balcony, so the psf understates cost per liveable foot against a post-2023 launch; and completed Marina Bay stock resells at medians of $1,829 to $2,100 psf.
Very few Singapore addresses offer this much: Marina Bay, five MRT stations on foot, a sheltered link to Shenton Way station on completion, and a Marriott-managed W with a 24/7 concierge, Whatever/Whenever service and a Medi-Concierge tie-up with Raffles Medical. Fifty amenities sit across three sky levels, including a 25m infinity edge pool and Club 51 on the top floor. The deductions: 481 of 683 homes are 1 or 2 bedders, which is investor stock in an ABSD market; residents share a tower and an arrival sequence with a 360-key hotel; and Marina Bay at street level is still a weekday business district, thin on schools, supermarkets and everyday family life.
The precinct pipeline is genuine and well funded: NS Square, The Commons at Marina Bay as an 18ha recreational hub, the Marina Bay Sands expansion with a 15,000-seat arena, and the Founders' Memorial, with W completing in 1Q2029 as much of it lands. Singapore remains the strongest branded-residence market in the region and there are very few new 99-year sites left in Downtown Core. The deductions: One Marina Gardens' 937 units and further Marina South parcels compete for the same window; comparable completed Marina Bay projects yield about 4.0 to 4.2 percent gross on resale medians of $1,829 to $2,100 psf, so at W's $2,900 psf entry the same rents imply roughly 2.6 to 2.9 percent; and the pricing has now been tested three times and produced fifteen sales.
Branded residences do hold a premium over unbranded neighbours, this is the first W Residences in Singapore, and the 4 and 5-bedders at 2,250 and 2,809 sq ft are genuinely scarce in District 1. Against that, four structural problems. The lease began on 27 December 2021, so keys in March 2029 arrive with about 92 of 99 years left. The developer holds 666 of 683 units and has already shown it will transact well below list to move stock. The Marriott licence is revocable by its own terms, and the Bonvoy Platinum privilege is written as running only until 2029. And the resale market a 2029 buyer competes in currently resells at medians of $1,829 to $2,100 psf.
What Exactly Is W Residences Marina View?
It is Singapore's first W Residences: 683 branded homes on levels 15 to 51 of a 51-storey tower at Marina View, District 1, sitting directly above the 360-key W Singapore – Marina View hotel on levels 1 to 14. The developer is Boulevard Development Pte Ltd and Boulevard Midtown Pte Ltd, subsidiaries of Malaysia-listed IOI Properties Group, whose Singapore portfolio includes South Beach, IOI Central Boulevard Towers, Cape Royale and Seascape in Sentosa Cove, and The Trilinq. Marriott International manages the residences under licence; Architects 61 is the architect, Australian studio Hachem did the interiors, and Woh Hup is the builder.
IOI won the 84,148 sq ft Marina View site as sole bidder in September 2021 for $1.508 billion, which works out to about $1,379 psf per plot ratio on a plot ratio of 13.0. The lease runs 99 years from 27 December 2021. Expected vacant possession is 31 March 2029 and expected legal completion 31 March 2032. That start date matters more than it looks: a buyer completing in 2029 takes delivery of a home with roughly 92 years of lease remaining, not 99.
What Has Actually Sold, and at What Price?
This is the part of the story the marketing does not cover, and it is all public record. The sales history runs in three phases.
July 2025, VVIP preview. Two homes transacted: a 1,195 sq ft three-bedroom at $3.985 million ($3,335 psf) on 12 July, and an 850 sq ft two-bedroom Premium at $2.85 million ($3,352 psf) on 17 July.
25 October 2025, public launch. IOI released a first phase of 100 units on levels 16 to 20, 85 of them one to three-bedders, priced from $3,230 psf, with 15 four and five-bedroom Signature Collection homes. The highest price the project has ever recorded followed that month: $4,256 psf for an 818 sq ft two-bedroom, about $3.48 million.
February and March 2026. URA's records show ten homes sold in these two months, all between the 16th and 20th floors, at $2,609 to $2,811 psf. Nine were 710 to 818 sq ft homes between $1.88 million and $2.148 million; one was a 1,195 sq ft three-bedroom at $3.358 million ($2,811 psf). Then a long pause: the only sale recorded since is a 710 sq ft unit in August 2026 at $1.917 million ($2,698 psf), and the developer's own chart in September shows 15 sold.
Put the three phases next to today's list and the picture is clear. A 710 sq ft two-bedroom sold at $1.88 million in February 2026. The cheapest 710 sq ft two-bedroom on the current list is $2.166 million. Some of that gap is floor level, because the February units were between the 16th and 20th floors and the cheapest remaining stock may sit higher. But the direction is unmistakable: the list price today sits above the level at which the last eleven homes actually changed hands, including the 710 sq ft unit that sold for $1.917 million in August. Ask the agent what the latest units transacted at before you accept a quote. The answer is in the caveats.
What Will a Unit Cost?
The nine types, their sizes, live availability from the developer's September 2026 chart, and the 2026 price bands. The developer publishes bands by bedroom count rather than by type, so the standard and Premium tiers of the two and three-bedroom formats share a band:
| Type | Size (sq ft) | Available | 2026 Price Band |
|---|---|---|---|
| 1 Bedroom | 538 to 570 | 171 of 171 | $1.778M to $2.418M ($3,233 to $4,242 psf) |
| 2 Bedroom | 710 to 850 | 96 of 102 | 2BR band: $2.166M to $3.508M ($3,010 to $4,208 psf) |
| 2 Bedroom Premium | 710 to 850 | 199 of 208 | 2BR band |
| 3 Bedroom | 1,195 to 1,249 | 67 of 68 | 3BR band: $3.466M to $5.183M ($2,900 to $4,150 psf) |
| 3 Bedroom Premium | 1,195 to 1,249 | 35 of 35 | 3BR band |
| 4 Bedroom | 2,250 | 32 of 32 | $8.740M to $10.723M ($3,884 to $4,766 psf) |
| 5 Bedroom | 2,809 | 63 of 64 | $11.360M to $14.288M ($4,044 to $5,087 psf) |
| Penthouse Simplex | 5,199 | 2 of 2 | On application |
| Penthouse Duplex | 5,350 | 1 of 1 | On application |
Three things in that table are worth pausing on. First, the psf ladder is inverted at the bottom: the cheapest rate in the entire building is the $2,900 psf three-bedroom, below the $3,233 psf one-bedroom floor. For a buyer who wants a real home rather than a lock-up-and-leave, the 1,195 sq ft three-bedder at $3.466M is the most interesting number here. Second, the four and five-bedders come in exactly one size each, so the $8.74M to $10.72M spread on the 2,250 sq ft four-bedroom and the $11.36M to $14.29M spread on the 2,809 sq ft five-bedroom is pure floor premium: roughly a quarter of the price is height. Third, 481 of the 683 homes are one or two-bedders, which tells you who the tower was designed for.

Why This Location Matters
Marina View sits on the seam between the existing CBD and the Marina Bay waterfront, a block from Shenton Way and a short walk from Marina Bay Financial Centre, Asia Square, Marina One and IOI's own Central Boulevard Towers. Five MRT stations are within walking distance across four lines, and the developer has committed to a sheltered above-ground link to Shenton Way station on the Thomson-East Coast Line when the building completes. Gardens by the Bay, Marina Bay Sands, the ArtScience Museum and the Marina Barrage are all within a few minutes by car.
The forward story is the precinct build-out. The Commons at Marina Bay is planned as an 18ha recreational hub of greenery and open space; NS Square replaces the floating platform; the Marina Bay Sands expansion adds a fourth tower and a 15,000-seat arena; and the Founders' Memorial is under construction to the east. Marina South, immediately south, is being built out as a residential precinct, with One Marina Gardens the first project of several.
The honest caveat runs in the same breath. Marina Bay is, today, a place people work in and visit rather than live in. There is no primary school in the immediate catchment, the supermarket options are the Marina Bay Link Mall Cold Storage and a Jasons Deli, and evenings and weekends are quiet by residential standards. Every projection on this page assumes the precinct becomes a neighbourhood on the government's timetable, which is a reasonable assumption and a long-dated one.
The Product and Facilities
Fifty amenities are spread across three sky levels, which is a generous programme for 683 homes. Level 15, WET and FIT, carries the 25m lap pool with sun loungers and towel service, the gym, a hot yoga room and a golf simulator. Level 34, the Living Room, is the social floor: outdoor barbecue, private dining and wine lounges that can be booked separately or combined, a fitted catering kitchenette, dedicated wine fridges and the Cellar@34. Level 51, AWAY, is the crown: a spa retreat with treatment rooms and an onsen, a heated 25m infinity edge sky pool looking towards Sentosa and the sea, Club 51 and a party deck.
The service layer is what separates a branded residence from a well-specified condominium, and it is the part buyers should price carefully. Residents get a dedicated 24/7 concierge, the W Whatever/Whenever desk, valet parking, towel service and key management as standard, with housekeeping, dog walking, personal chef, in-residence dining and bespoke event planning available for a fee. Owners also receive access to Marriott's ONVIA platform and Bonvoy Platinum Elite status. Two caveats that belong in plain sight rather than a footnote: the brochure states the Bonvoy Platinum eligibility runs until 2029, and the W name itself is used under a licence from Marriott which, by the developer's own wording, the project would lose if that licence were terminated or expired without renewal.
Floor Plans: What You Are Actually Buying
Every plan in the brochure carries the same line: "Areas include A/C ledge, balcony, where applicable." That is the pre-harmonisation convention, retired by URA for projects with development applications from June 2023. W Residences was awarded in September 2021, so its stated areas include the air-con ledge and the balcony, while a 2024 or 2025 launch quoting a similar psf is measuring a smaller base. The practical consequence: compare W against newer launches on quantum and internal layout, not on headline psf, because the headline flatters this project. Services and void spaces are excluded from strata area, which the legend states explicitly.
Seven plans below cover every format a buyer can choose from today, all of which are available. The penthouses are not published in the brochure.
The Investment Case
The bull case is that you are buying the brand and the address at close to the price of the unbranded building down the road, from a developer with 666 units to move. A 1,195 sq ft three-bedroom at $3.466M works out to $2,900 psf; One Marina Gardens' balance starts at $2,781 psf without a hotel, a Marriott concierge or a level 51 spa. Skywaters Residences, a kilometre away, averages $5,857 psf in URA's records. If branded residences in Singapore continue to command a premium over their neighbours, and the Marina Bay precinct matures as planned, a buyer at today's entry has bought the scarcer product for roughly the price of the ordinary one. The large formats reinforce that: 32 four-bedders and 64 five-bedders, one size each, is a genuinely thin supply of big District 1 homes.
The bear case is that the market has been offered this trade three times and has taken it fifteen times. Absorption is 2.2 percent against One Marina Gardens' 71.6 percent on comparable land. The income case is weaker than the neighbours': completed Marina Bay projects such as Marina One Residences, The Sail and V on Shenton show gross yields of about 4.0 to 4.2 percent on 2026 resale medians of $1,829 to $2,100 psf, and at W's $2,900 psf entry the same rents would imply roughly 2.6 to 2.9 percent, though W has no rental record yet and a branded tower may achieve a premium. The lease is seven years into its 99 before anyone moves in. And with 97.5 percent of the building unsold, the developer will be the dominant seller in this tower well past 2029, with a demonstrated willingness to transact below list. Who W Residences Marina View Is For
First, the buyer who wants a Marina Bay address with hotel services attached and intends to use it. If you will actually call the concierge, swim on level 51 and walk to an office in the CBD, the service layer is worth real money to you and is difficult to replicate elsewhere in Singapore.
Second, the large-format family buyer. The 1,195 sq ft three-bedroom at $2,900 psf and the 2,250 sq ft four-bedroom are the two formats where the pricing looks most defensible against District 1 peers, and they are the scarcest stock in the building.
Third, the negotiator. A developer holding 666 of 683 units, with one sale recorded since March and a public caveat history showing deals well below today's list, is a counterparty worth engaging carefully rather than walking away from.
It is a poorer fit for yield-first investors, for buyers who need a school catchment or a weekend neighbourhood, for anyone uncomfortable sharing a tower with a 360-key hotel, and for those who cannot hold past the four-year seller's stamp duty window.

The Bottom Line
W Residences Marina View is a better building than its sales chart suggests. The address is Marina Bay, the operator is Marriott, the amenity programme across levels 15, 34 and 51 is the most complete of any new launch in the district, and the large formats are genuinely scarce. The problem has never been the product. It is that the project asked the market to pay a branded premium on top of a Marina Bay price, and the market, given three chances across fourteen months, has said no fifteen times. The one moment it said yes, in February and March 2026, it paid $2,609 to $2,811 psf, and the list today starts above that. That is what a Selective Buy at 71/100 means: for a buyer who wants this address and this service, and who treats the published price as an opening position rather than a fact, there is a real deal available in a tower where the developer holds 97.5 percent of the stock; for a yield buyer or anyone who needs the market's endorsement before committing, One Marina Gardens down the road has already given it. Go in with the caveat history open, ask for the management agreement, and negotiate from what the last eleven buyers actually paid.
