HDB resale prices
Source: the HDB resale flat prices dataset on data.gov.sg (transactions by registration date, the official record HDB publishes). We keep 24 months of registrations and report a rolling 12-month window (Nov 2025 to Oct 2026).
- Median price and median psf are computed per town and flat type over all registrations in the window; psf is on the floor area HDB records.
- The 12-month change compares the window's median with the median of the 12 months before it. Because the mix of flats sold shifts, the flat-type rows are the cleaner like-for-like read.
- The latest month is partial: HDB registers a resale a few weeks after the deal, so its count is low for the first weeks and the median is read with it.
- Flat types with fewer than 5 deals in a town are not shown; a town page needs at least 30 deals in the window.
- Rents: median monthly rent from HDB rental approvals (data.gov.sg), 12 months. Gross yield = median rent x 12 / the same flat type's median resale price, before tax, vacancy and upkeep.
Condo and landed prices
Source: URA caveats through the URA Data Service private residential transactions feed (all batches), rolling 12-month window (Oct 2025 to Sep 2026).
- Non-landed resale: resale and sub-sale caveats for apartments, condominiums and executive condominiums; median psf per district, plus the 25th and 75th percentiles (the "middle half"). Bulk and en bloc lines (more than one unit on a caveat) are excluded, as are psf outside $400 to $8,000.
- New sales: developer sale caveats, median psf per district.
- Size bands: caveats record floor area, not bedroom counts, so units are grouped by size: up to 600 sq ft (usually 1-bedroom), 601 to 900 (2-bedroom), 901 to 1,300 (3-bedroom), 1,301 to 1,800 (4-bedroom), above 1,800. Worked prices multiply a band's median psf by a typical size (500, 750, 1,100 or 1,500 sq ft) and round to $10,000.
- Tenure: freehold and 999-year leases are one bucket; 99-year (and 103 or 110-year) leases are the other. A bucket needs at least 6 caveats to be shown.
- Landed: terrace, semi-detached and detached houses on land title (strata landed excluded); psf is price divided by land area, as URA records it, so it is not comparable with a condo's strata psf.
- Rents: median monthly rent from URA rental contracts, 4 quarters, by district and by bedroom count (rental contracts do record bedrooms). Gross yield = median rent psf x 12 / the matching size band's resale median psf, before maintenance, tax and vacancy.
- A district page needs at least 30 resale caveats in the window; District 6 and District 24 rarely qualify.
Refresh and limits
The data files are rebuilt on the 2nd of every month (HDB at 6:30am, URA at 7:30am and rents at 7:45am Singapore time) and these pages a little later the same morning. Each page shows the month its data runs to and the day it was rebuilt. Medians describe the typical registered transaction, not any one unit: floor, facing, renovation and lease balance move an individual price well away from the median. Use the pages to size a budget or a listing, then check a specific unit with our valuation tool or a licensed advisor.
