Is a new Executive Condo cheaper than a Private Condo and why is EC cheaper?

Executive Condominium is a unique class of real estate only available in Singapore. It is a subsidized residential development with quality finishes and facilities matching or better than a private condominium. The price for Executive Condominiums purchased directly from developers is generally 15-20% lower than a comparable private condominium. The developer is able to offer a lower price for an Executive Condominium is due to the subsidies that are provided by the Singapore government.

Is Executive Condominium a safe investment?

A good analogy by our Minister Koh Boon Wah, an Executive Condo (EC) is like an upmarket Lexus car at the much lower price of a Toyota Corolla. Indeed, 1st hand owners of fully privatized Executive Condos are now rewarded with a comfortable capital gain. And historical data has shown that the return on investment of Executive Condos can be as good or even better than a private condominium – the price gap of comparable Resale Executive Condominium and Private Condominium is reduced to around 9% after 5 years and 5% after 10 years.
