3 new launches are coming your way in July 2017, with projects that fit anyone’s budget between SGD 700,000 to SGD 5,000,000. The projects are:
- Hundred Palms Residences @ Yio Chu Kang (Executive Condo)
- Le Quest @ Bukit Batok
- Martin Modern @ Martin Place
Here are some quick facts and our views (good & bad) on these 3 projects:
Hundred Palms Residences
Hundred Palms Residences is probably the last Executive Condominium (EC) to be launched in the year 2017. It is a 531 residential units development developed by Hoi Hup Realty with the vacant possession date (TOP) expected on 28 February 2020.

- Tenure: 99 Years from 30 May 2016

- Located at Yio Chu Kang
- 3 Bedroom from SGD 715,000*
- 531 Residential Units with 3, 4 & 5-bedroom configuration available
Located at Yio Chu Kang, It is the most centrally-located Executive Condo available for sale by developers in today’s market. The rest of the available ECs for sales by developers today are located at the far end of Singapore, for example, Westwood Residences in Jurong West, Northwave in Woodlands, The Criterion in Yishun, etc.
Despite its better geographical location compared to currently unsold Executive Condominiums, the land bid price for Hundred Palm Residences is not the highest but is the 5th cheapest land bid. This relatively good bid price would give the developer the capacity to pass on the cost savings to the buyers by offering an attractive sales price.

It is known that an MRT station boosts the value of its nearby property. Unfortunately, Hundred Palms Residences is not near to any MRT station, and there is no future MRT station to be built near it.

Martin Modern is the third GLS site in District 9 that is made available in the past 10 years and is expected to yield up to 450 units. It is developed by Guocoland, a developer known for outstanding luxurious properties like Leedon Residence and Wallich Residence. For Martin Modern, Guocoland will artfully design the premium abode into a unique botanical garden and arboretum of native flora. Owners of Martin Modern will be greeted daily by a naturally lush and verdant vista that few residential developments in Singapore can afford.

- 450 residential unit with 2, 2+Study, 3, 3 Premium & 4-bedroom configuration
A new launch in Prime District 9 is hard to come by as land in this district are scarce. In fact, Martin Modern is the third GLS site in the past 10 years. Hence, this is an opportunity to own a new property in prime district 9.
Comparing luxury developments in District 9 since 2010, the expected launch price of Martin Modern at estimated of SGD 2,300 PSF would be highly competitive.

Unlike its peer in the table above, it is further away from the prime shopping belt of Singapore, Orchard Road. The Orchard Residences, The Scotts Tower is literally within Orchard road and is blessed with excellent access to amenities and MRT station. For Martin Modern, the nearest MRT station, for now, is Somerset, which is about 1 km walk away. However, the upcoming Great World MRT station will make this “bad” disappear.
Le Quest is a mixed development (residential & commercial) by Qingjian Realty and will be made up of 516 residential units and 100 commercial units.

How close can you get to amenities when they are just right at your doorstep? The good about Le Quest is the access to 100 retail and F&B outlets within the same developments. You no longer need to drive your car or walk under the sun to the nearest retail and F&B outlets when they are just below your apartment.
Coincidentally, all three new launches in July are not near to any MRT station (> 1km away). For Le Quest, the distance to MRT is compensated by the convenience of the mixed development. Like Hundred Palms Residences, no future MRT is expected to be built near Le Quest.
